The other nice thing about replacing the grade-separated highway with a surface boulevard is that you have all these vacant lots and under-used properties all along the sides. Right now, the land values are low and developers are completely uninterested. It's noisy, it's ugly, access is limited due to the way the highway cuts off perpendicular streets, etc.

Suddenly, with a nice modern boulevard with sidewalks, a bike path and a train passing down the middle, it's much more attractive for developers and citizens alike. You're going to see mixed-use buildings and mid-rises pop up all along. I can easily see a bunch of 10-12 storey buildings coming to that area.
