Hints Of Houston's Next Skyscraper

A new skyscraper in Downtown Houston may start construction next year. Cushman & Wakefield Texas Executive Vice Chairman Tim Relyea, one of Houston's top office brokers, hinted at the project on Bisnow's office panel at Wednesday's Future of Downtown event.
"There will be a new building built, believe it or not, in Downtown Houston, that I would say will start construction by the end of next year," Relyea said. Exactly where and who would be developing the project was not discussed, but Relyea did offer a few design details. The building will be a glass curtain-wall structure and include underfloor HVAC and 10-foot ceilings, both features of Hines's 609 Main. But Relyea said the new project will go a step beyond that.
"This building will a higher amenity base than what is in the highest amenitized buildings today," Relyea said.
But does a new skyscraper makes sense for Downtown Houston? Relyea pointed to the market's flight to quality. In a down market, office tenants are trading up. Major corporations and law firms are still seeking the highest-quality product. He does not see that changing anytime soon. "BG Place proved it, 609 proved it, Skanska will prove it," Relyea said.
