An old Playa del Rey home

Blogger Cal Porter grew up in Surfridge in a house at Rindge and Epinard that has been lost to LAX. He posted this photo on his blog:

Since Rindge runs near the top of the dunes parallel to and east of Vista Del Mar, I figured "below us on Vista Del Mar" meant at or near VDM and Epinard.
I never saw the Dr. Boyce house in another photo, so I guessed that it had been replaced before all the houses in that area were taken out.

Then I saw this c. 1924 photo of Playa del Rey beach. The house above the dark tent I recognized as the still-standing ex-Fritz Burns house at 200 Waterview.
But the house to its left also looked familiar, like it might be the Dr. Boyce house (look at the guy peeking out of the black tent!):

Then I did a bit of triangulating and figured that the house to the left of the Burns house in the c. 1924 photo is at 7324 Vista Del Mar Lane (originally
just Vista Del Mar); below, it and 200 Waterview are marked with crude arrows. (Rindge is above Vista Del Mar Lane; Epinard was several blocks south):

A balcony and patio have been enclosed, and the two narrow garage doors have become one wider door, but 7324 Vista Del Mar Lane is the old Dr. Boyce
house. The LA County Assessor indicates the house was originally built in 1925 (and has not changed hands since 1978):
