We know of SL Green's plans with One Madison, but I haven't seen any plans for 625 Madison. If that building is to be redeveloped it's a great site for it.
It could be through the addition of floors, or an entirely new building. Will have to keep eyes on this.

For a second I thought it was the whole block being redeveloped, and all the other buildings were on the block.

Sadly, I was surprised to read that SLG wants to refurbish this PoS, which I found inconceivable. This is a golden opportunity to build a masterpiece in an ultra-prime location.

This teardown I can get behind. This building is ugly, won't be missed.

I’d love to see this replaced with a 1,000’ limestone masterpiece by Stern, but I don’t think that’s in the cards.

Needs to be demolished and rebuilt. The location is about as prime as it gets, anywhere.

I agree, but sadly, it seems that the shmucks at Ashkenazy plan to push out SLG, keep this POS as is, and find new tenants. If that’s the plan, it will be almost as disappointing as Brookfield’s plan for the heinous PoS at 666 Fifth.

The site needs to be unleashed for something of this scale (not a proposal, just an old graphic from Crain’s).

I agree. This is an ultra-prime site. Hopefully, the Ashkenazi will redevelop this site.

Yimby posted this rendering of a new RAMSA tower to be built on 3rd, and I thought that a 1,000’ version of this would be a blockbuster on this site on Madison.

That would be fantastic for this site. Ashkenazy needs to build something worthy of the location.

I agree. I wonder if SLG still has any interest in this property.

I didn't realize that Ashkenazi owns the ground and that SLG is the lessee under the ground lease.

SLG lists the availability as short-term only. It seems that this building is on life support until it is razed.

This tower has 583,000 square feet. That could probably yield a very tall residential tower.

That's fantastic news. This tower needs to be razed, and replaced with a soaring tower worthy of the ultra-prime location.

All short term. It's only a matter of time. I wonder what air rights are available nearby.

I assume that the Temple Emmanuel on Fifth has some. Is Macklowe allegedly buying all of St. Pat's?

Since this plot already has almost 600,000 s.f., how many more are needed for a 1,000' tower? For example, 520 Park is about 800' tall, and yet, how many square feet is it? Similarly, how many sf does 220 CPS have?

It doesn't really take a lot. 111 West 57th really only added about 100,000 sf to reach supertall status. Of course, it's a very thin tower. The 343 Madison office tower only has about 750,000 sf of space. I'm pretty sure anything here will have very high ceilings as well.

I'd absolutely love to see a Stern here.
