EDMONTON | Downtown Arena and District
Yesterday was a momentous day for our City for Council passed the new downtown arena in a 10-3 vote. Construction is set to begin in late summer early fall along with a hotel, condo, office tower and 150,000sqft of retail.

Fox Towers - Tower 1 u/c - foundation/parkade Encore Tower - been through Design Committee and given Ultima is 85% sold, likely not too far behind... maybe fall 13' Kelly Ramsey - Through design committee, hotel rumoured to be secured, office is primo location for anyone in the CBD. Rumoured demo on part of the site this summer/fall with fall construction. Arena district is a 5 phase development, obviously with market demand in play. The Hotel and office tower 1 are anticipated 1st with condo phase 2 and other towers later as required. The City of Edmonton has a 300sqft RFP coming out in 2 weeks or so, there are little large contiguous spaces right now, we absorbed 250k in 2012 and there is another LARGE RFP coming. We got ourselves out of a 2 decade hole and are now in a very different position. |

Downtown Oilers Rink another step cautiously forward
Council supports downtown arena, narrows funding gap The downtown arena project moved closer to reality on April 10 as council found a way to narrow the funding gap. By a vote of 8 - 5, council agreed to use undesignated provincial funding to cover $45 million of a $100 million shortfall. The approved motion is contingent on the provincial government covering the $55 million balance. The $45 million is being drawn from Municipal Sustainable Initiative funding. Edmonton’s share of MSI increased by an unexpected $3 million in 2013. Council agreed to apply the $3 million surplus, as the money won’t negatively impact other infrastructure projects. Council also approved in principle the master agreement, as well as a location agreement. The latter agreement ensures the Edmonton Oilers remain in Edmonton for the life of the arena lease, or 35 years. The Katz Group is contributing $115 million to the arena. It is also paying upwards of $25 million to the Winter Garden pedway over 104th Avenue. The Katz Group’s contribution is being borrowed and therefore subject to interest charges. Therefore, the Katz Group’s will pay approximately $7 million annually to the City to cover its share. The Katz Group is also responsible for the arena’s operating costs and will pay $250,000 in annual property taxes. The City’s share of arena construction costs will be borne in part by a Community Revitalization Levy. But one councillor who has consistently backed the project said he can’t go along with this latest funding proposal, and thinks the deal could be dead. “It will be an unfortunate thing to do, but it might come to that, that we might not be able to proceed with the downtown arena,” Coun. It is much more than that,” said Simon O’Byrne, spokesman for the Downtown Vibrancy Coalition. wow, good for edmonton. such a great looking stadium, any city would kill for that (except san francisco, where you'd be killed for even suggesting it). hopefully, the city does it right and doesn't put all its retail eggs in a mall basket.

PILE TESTING BULLETIN – JULY 29, 2013 OVERVIEW Starting Wednesday, July 31, pile load testing will commence on the site for the downtown arena. These pile load tests will involve excavating two sites, inserting concrete piles, and then putting a load (in this case a steel beam) on the piles to test the pile’s performance. This testing will help the design team determine how many piles are needed for the arena building. These tests will be completed by mid-October. CONSTRUCTION ACTIVITY There will be two excavations on the site (see map on reverse). The dirt will be stockpiled on site to minimize truck traffic in and out of the site. The pile will be covered with tarps to minimize dust. A piling rig will then be brought on site to install the concrete piles, and at that time concrete trucks will bring material to the site. When testing is complete, the dirt will be backfilled back into the excavated areas, and fencing will be removed, returning the site to its original state. There will be times, particularly when the pile testing is underway, that there will be limited activity on site. TRAFFIC There will be no restrictions to traffic flow during the testing period. Trucks will access the site from 104 Avenue. SCHEDULE July 30 - 31 Temporary fences installed on site August 1 – 19 Excavations August 12 – 23 Installation of concrete piles August 19 to September 30 Pile testing September 30 to mid-October Backfill excavations and exit site SAFETY The pile testing area will be fenced and closed to the public. Redford refuses funding for Oilers practice rink in letter to mayor Mandel BY GORDON KENT, EDMONTON JOURNAL EDMONTON - Premier Alison Redford has refused Edmonton’s request for $7 million to help build a community rink beside the downtown arena, according to letters released Friday. In a June 11 letter to Mayor Stephen Mandel, Redford states that the province already provides “significant funding” to municipalities through the Municipal Sustainability Initiative. “Additional provincial funds are not available to support the community rink project; however, the city may wish to consider using a portion of its remaining MSI funding.” The letter was obtained by the Canadian Taxpayers Federation through access to information legislation. - I know the Edmonton Oilers say they have lots of irons in the fire about a name for the new rink, but I’d be shocked if it’s not named Rogers Centre or Rogers Palace with all the money Rogers Communications just laid on the Oilers for promotional stuff. I also hear the company might like a sports talk radio station in Edmonton. |

Arena appears on budget, construction set for March, city manager says
BY GORDON KENT, EDMONTON JOURNAL EDMONTON - Edmonton’s downtown arena is on course to meet its $480-million construction cost and should be ready to start construction in March, city manager Simon Farbrother says. “I would say we’re very close to the end,” he said Thursday. “A lot of the heavy lifting on this building has been completed. We’re now moving into the implementation stage.” Staff from the city, the Katz Group, PCL Construction and project manager Icon Venue Group have been working for more than 18 months to ensure the arena meets the required guaranteed maximum price. Final figures are expected to be ready by the end of the month and will likely be presented to city council Feb. 11, although if they’re within budget councillors won’t take another vote on the project, Farbrother said. “All indications are that we’re on target … The number will be presented when we have fully verified it’s accurate and complete.” An update going to city council Wednesday shows that once the price is confirmed, excavation for the site on 104th Avenue near 103rd Street will start in March. http://www.edmontonjournal.com/busin...103/story.html |

This will be the coolest arena in the league when it's done. So much better than everything else in Canada. The district is a nice bonus. It's great that it is being developed alongside the arena, so they should integrate a lot better than the area surrounding ACC or the future towers around the Bell Centre.
