Property Owner Working On Plans For A 649-Foot Tower In Edgewater

Another new bayfront tower could be coming to Edgewater.

Plans were submitted to the FAA last week for a 649-foot high rise that would replace a 32-unit apartment building at 700 NE 23 Street. The existing building sits directly on Biscayne Bay.

The property, which includes 27,930 square feet of land, is owned by Palms On The Bay, LLC, which changed it’s name from Chateau Porter, LLC. The entity is controlled by trust managed by Starr Porter, who is a minister and corporate officer of the International Church of Ageless Wisdom, and who lists a San Francisco address. It was previously controlled by North Bay Road-resident Edward Porter.

Technically they applied to build 644 feet tall (649 feet above sea level).

Just posted this in the Miami Development thread. All these small apartment buildings in Edgewater that gave this area it's quirky charm are going to disappear the way the area is exploding with highrises.

Revealed: Elysee, A 57-Story Ultra Lux Edgewater Condo Tower

http://i.imgur.com/VQubpeP.jpg

Marketing is underway for a 57-story ultra-luxury tower in Edgewater called Elysee.

Prices will start at $1.65 million in the boutique building, designed by Bernardo Fort-Brescia of Arquitectonica. Each floor will only have one or two units, with a total of 100 units in the building.

A robotic parking garage is part of the plans. Jean-Louis Denoit is handling interior design.

A rendering of the project (tweeted By Kinga Konsorska of Cervera Real Estate) appears to place it on a 27,930 square foot waterfront property at 700 NE 23 Street, which is owned by an entity controlled by Starr Porter. Plans for a 649-foot tower were submitted there earlier this year.

The Elysee website lists a Florida LLC named Two Roads Real Estate Group, LLC as the developer, but no company with that name is registered with the Florida Department of State.

I remember when you could get a new condo in Edgewater for $165,000. All of 5 years ago.

This should be under proposals, not construction by the way.

Yea one of the mods placed it here by accident. Just wanted a name change and only mentioned a title change. :haha:

But lately ssp has been getting things done and by things, I'm talking about requests. Usually same day which is nice.

Edgewater is the new hip address and I can remember a time when this part of the city was considered sketchy. One of the better designed Arquitectonica towers as of late.

^ All those little bungalows & apartment complexes along the bay front are doomed now which is sad considering Edgewater is a charming walkable neighborhood.

FAA Quickly Approves Elysee At Tallest Height Permitted In Edgewater
By TNM Staff on October 1, 2015

Elysee has been approved by the FAA.

The 57-story tower will rise 644 feet above ground, or 649 feet above sea level – the maximum permitted in the area. Approval took less than four months for the FAA to issue, and expires in March 2017.

Just two units will be built on each floor, for a total of 100 units. Pricing averages $750 per square foot.

Construction is expected to begin in the first quarter of 2016. Two Roads Development is the developer of both Elysee and nearby Biscayne Beach, which is already under construction.

Two Roads Development Acquires Site for Miami Lux Condo Development for $22M

Quote:

Two Roads Development has completed the $22 million acquisition of one of the last waterfront sites in Miami’s East Edgewater neighborhood. The property, which is on Biscayne Bay at 700 NE 23rd Street, will be the site of the firm’s newest condominium project, Elysee Miami. The acquisition marks the next step in the development of the 57-story tower, which is scheduled to break ground by Q2 2016 and deliver in 2018.

Elysee will include 100 residences ranging from three- to five-bedroom units between 2,600 square feet and 4,000 square feet. Designed by Miami architect Bernardo Fort-Brescia of Arquitectonica, the slender glass structure features a three-tiered telescoping shape with only two units per floor, providing direct unobstructed bay and city views from each residence. Interior designer Jean-Louis Deniot has signed on to create the project’s common-area amenity spaces.

Residents at Elysee will have access to two amenity decks. The building’s seventh-floor amenity level will include a 75-foot resort pool, an outdoor summer kitchen and barbecue terrace, fitness center and yoga studio, children’s room, men and women’s spa with sauna, steam shower and private massage rooms, and a blow dry bar.

Elysee’s 30th floor amenity level will be designed to be an extension of each residence. It will boast 360-degree bay and city views and include a great room, grand dining room with indoor and outdoor seating for up to 30 guests, chef’s kitchen, library and private theater room, full bar and lounge, and wine room.

“Land prices in East Edgewater have risen substantially over the last few years, and will only increase in value as residential projects like Elysee transform the neighborhood,” noted Alicia Cervera Lamadrid, managing partner of Cervera Real Estate, which represented the developer in the purchase. Preconstruction sales are currently under way, with prices from $1.65 million to over $10 million.

The zoning office for Miami granted approval. Hopefully this can start up soon. Its just one of numerous towers in the range of 600+ ft that are starting to move forward.

Elysee Begins Converting Reservations To Contracts, Finalizes Utilities

Quote:

Elysee notched two more milestones this week and is expected to begin construction within months.

The developer inked a deal with Dade’s Water and Sewer Department to connect 100 units to the county utilities line. A 32-unit apartment building is being demolished, so the net addition is just 68 new units.

Notice also went out this week that reservations are being converted into contract.
