DALLAS | Park District | 385 & 316 FT | 34 & 20 FL

Quote:

The busy intersection of Pearl Street and Woodall Rodgers Freeway is Dallas’ new corner of Main and Main streets.

Landmarks including Klyde Warren Park, the Federal Reserve Bank of Dallas, Meyerson Symphony Center and Museum Tower vie for attention on this streetscape wedged between Uptown and downtown.

And then there’s the northwest corner – a motor bank.

Perched on what’s no doubt one of the most expensive plots in Texas is Chase Bank’s drive through.

Back in 1982 when the motor bank was built Woodall Rodgers was still a canyon and all those other corners were empty.

Now it’s one of the sexiest crossroads in the county.

So I can understand why the folks at Chase Bank have decided to look at peddling the prime property.

The bank is talking to brokers about listing the more than 1.5-acre tract for sale to developers.

The property is considered to be one of the best high-rise development sites in town. And it’s likely to fetch more than $150 per square foot.

Chase Bank is likely to work the deal so it can have a drive in back on the lower level of a tower built on the property.

It's now called Park District.
http://www.trammellcrow.com/EN/o/dal...-District.aspx

The city has also allowed it to increase it's height but there hasn't been an update on the official height and floors yet.
Quote:

Dallas (Dallas Co.) - A Trammell Crow Co. request to increase the height of a proposed tower by 72 feet and increase permitted floor area was allowed by the Dallas Plan Commission.

TC Uptown Associates LLC, a Trammell Crow entity, and Metropolitan Life Insurance Co. and the city of Dallas (the co-owners) propose a mixed use development, but with modifications considered at the May 7 meeting that would raise the height of the Park District project from 240 feet and 312 feet in certain areas of the two-tower complex. Permitted floor area was also proposed to increase from a 4-to-1 to 6.46-to-1 ratio.

The first "rendering" was more or less a placeholder until the official one came out earlier this year.

I'm not sure if anyone else noticed, but the office tower's west-facing façade mimics the SOM-designed Dallas City Performing Hall in the neighboring Arts District.

City council wants affordable housing units to be included, but if forced to do so the developer threatens to cut the residential tower altogether.

We support the plan laid out in the recent NeighborhoodPlus proposal that would push developers to set aside affordable units in new developments in exchange for so-called up-zoning — that is, zoning in excess of what they are permitted by right.

But a proposal before the City Council on Wednesday to require affordable housing in a massive new office and residential development at 2101 N. Pearl St. doesn’t strike us as fair play.

The planned development from Trammell Crow Co. includes two towers, of 19 stories and 32 stories, with almost 20,000 square feet of retail space and 255 residential units.

Both buildings are taller than the 17 stories Trammell Crow can build on the site under existing zoning.

This might have been a ripe opportunity for the city to seek concessions from the developer for affordable housing. The problem is that the development was in planning at City Hall for eight months before the idea of including affordable housing was ever broached.

The first mention came in June, on Trammell Crow’s third trip to the City Plan Commission about the project. During that hearing, Commissioner Paul Ridley suggested that the company set aside 20 percent of all housing units at a rate affordable for people earning 80 percent of the median area income, or about $50,000 a year.

The Plan Commission rejected the proposal, 12-2, but Trammell Crow may find a less-friendly reception at council, especially if Council Member Philip Kingston, who represents the area, insists on the change.

Company officials are quite clear that if the council attempts to require them to include an affordable element in the proposed development, they won’t build any residential units. They will build nothing but office space. That would be the worst possible outcome.

Trammell Crow files permits for Klyde Warren Park tower project
Quote:

Developer Trammell Crow Co. has filed building permits to start construction on its huge Uptown mixed-use development.
Quote:

Permits applications filed with the City of Dallas peg the construction cost at $189 million.

Of course that doesn’t include the cost of the land and other development expenses associated with the high-rise project.

The building permits say that Park District will include a 34-story residential tower with 257 units plus a 19-story office tower.

Retail space will be located on the lower floors of the almost 1 million square-foot development which fronts on Klyde Warren Park.

Uptown tower project starts with morning groundbreaking
Quote:

At this morning’s groundbreaking for the new Park District project in Uptown, officials wore cowboy hats instead of the traditional construction helmets.

The 2-tower development at Pearl Street and Woodall Rodgers will include an office tower and 34-story apartment high-rise. There’s also ground floor restaurants and retail.
Quote:

PriceWaterhouseCoopers will lease 200,000 square feet of space in the Park District project — the first business to commit to the development. The office building will be named PwC Tower.

Park District will open in late 2017.
