City Council subcommittee greenlights MIH project in the Bronx :cheers:

The city council’s planning subcommittee on Wednesday approved the Mandatory Inclusionary Housing program at La Central, a 992-unit affordable housing project planned for the Melrose section of the Bronx. The project, publicly funded and developed, will head to a full Council vote next week.

“Nearly a thousand families in the Bronx will have new homes they can afford, with new services and recreation facilities that will strengthen this whole neighborhood,” de Blasio said in a statement.

at last there is movement on this mega-project -- :tup:

per the project map above its on the A section south of westchester ave. -- this is the little silver next to where the 2/5 el train goes underground.

the whole section, including former parking lots, is fenced off for construction and the old post office/boxing gym in the middle of the site is being torn down.

i saw activity there yesterday and took a few pics.

nothing happening yet on the other B,C,D,E sites north of westchester.

Thanks mrnyc for the update. This is a big project for the Bronx. Actually, I expect the Bronx to be the next major boom spot. More so than Brooklyn. Just watch and see. I predict Queens being the number one spot in terms of new units and permits, and the Bronx in time will be 2nd. This is one borough that will be the next hot place to be. The demand is moving North. We've seen it with Harlem, and now, with several waterfront Parcels in and around the S. Bronx. Those themselves will host 1000's of units. Lots of potential, especially as the affordable housing program continues to advance. Hopefully a new 421a plan passes. That will really aid Queens and Bronx developments.

building A of this project, on the narrow sliver of land next to the subway and fronting westchester ave, between bergen ave and brook ave, is definitely moving.

there is a small crew there every day now tearing up the parking lots and digging pits. this was from yesterday:

by the way, on the other side of this block and fronting 149st, the sort of preview project for la central is well built out and now is all or almost fully occupied with a great grocery and a pretty nice mix of businesses. you can park on the roof for free if you go in there for something. :cheers:

The Bronx will just go up and up and up. It will be the next borough to see significant growth. If I was still investing in New York property, I'd buy things there. Made some nice cheddar on Harlem flips a number of years back.

there is a great article in the nytimes today that runs down all the current development action in the bronx -- here is the blurb about la central:



Similarly, the competition to build housing at a multi-lot site in the Hub, a Times Square-like store-filled intersection in the Melrose neighborhood, drew seven submissions. The winning bid was La Central, a five-building, 992-unit mixed-use project at Westchester and Brook Avenues.

Featuring a 50,000-square-foot Y.M.C.A. that will be only the second one in the Bronx, La Central will also have a rooftop telescope for a local school, a rooftop farm and a skate park, along with 45,000 square feet of new stores, including a sit-down restaurant in an area where there are few.

Approved in the fall, the $450 million project, which is still hammering out its public financing package, is expected to open its first phase in 2019.

Overall, the La Central project will bring 992 apartments to Melrose, and the cheapest apartments here will start at $640 per month.
Other components of the development include retail, recreational spaces, and community facilities. Breaking Ground is in charge of the supportive housing, and Comunlife will look after the supportive services. Hudson Companies is also one of the developers on the project.

The complex is part of Cuomo’s plan to create 100,000 new units of affordable housing and 6,000 units of supportive housing.

very good la central news — its well underway.

however, where they started is a bit surprizing. instead of A as i would have guessed, its D at 152nd/bergen.

the whole northern section is fenced off and an active construction site — so C and E will probably be next.

lots A and B are ready to go, but remain forelorn at the moment.

also, the next southern section, between 152nd & westchester, for the B building, is now also fenced off for construction & the crew was poking around there, but no digging yet. south of that the A section remains dormant for now.

more good news — they are now actively digging up the foundation of the B building section today on westchester between bergen & brook.

also, the D building already under construction is now about 7 floors i think and quite prominent.

more news — this massive project is now fully underway for all sections.

crews were hard at work yesterday digging up the plot for B building.

also, they were blocking off the southside side of westchester ave between brook and bergen in order to set up a staging area for building A.
