(Goulds separate urban area population - 4,525) _____________________________________________ (photo by author, 2007) Background - The Oldest British founded city in North America St John's is the second largest city and metropolitan area in the Atlantic Provinces, the fourth largest coastal city in Canada, and by North American standards an old & historic city which places high importance on preserving its heritage and unique character. After a series of modern high-rise projects between the late 1950's and 1980's, height restrictions and stringent heritage by-laws were put in place and recently strengthened again. As a result most of the pre-WW2 downtown and surroundings are part of a large three tiered heritage area. The development philosophy of the city is to encourage the re-use of its existing buildings (many heritage structures have been converted to condominiums) and develop context sensitive infill and new low-rise projects. Recently (2010), the city has considered excluding a small block of land in the West downtown area from heritage regulations to accomodate taller and more modern buildings. I love both of the renderings, I was actually looking around the Duckworth/Bell St. location today when I was walking into work, should take the camera with me and get a couple of shots, its a prime area for this place, really going to add life to that block of Duckworth.
From the rendering on the development on Water, it looks like it will be directly across from the Delta? I thought it was going in the vacant lot a little further down the road, looks like it would be right on the corner there now with Water and Waldegrave on top of where Hempwear used to be? |

In the same general area of the Water St. West I noticed SOLD signs last week on a row of apartments, buildings and the old NL Stamp and Coin, looks like the city has bought them with immediate plans to expand some municipal offices, defiently exciting times for the city and downtown core --> http://www.downtownstjohns.com/news/...1409.html#more

Nfld Telephone Building Conversion
Here's another innovative proposal for downtown, to redevelop the old Newfoundland telephone building on Duckworth Street. The original structure was built around 1948, and includes a 7 storey section on Duckworth, and about 9 at the back, being built on a steep incline. Since it is an existing structure, the developer can maintain the present height. The proposed makeover will be a conversion to high end hotel suites.

I'm keeping my fingers crossed that the Newfoundland Telephone building gets redone, I love that concept; with the Steele Hotels building just down the street, it would be an unbelievable boost to that area.
Also next to new hotel and across the street from the telephone building, the building that CBC used to occupy is supposed to be redeveloped into a theatre, although I haven't heard any news or seen any renderings --> http://www.downtownstjohns.com/news/...es/001267.html Work has been moving along with the Narrows Condos, I walk past that every morning on my way to work, and rain, snow, or shine, the guys have been working away on the foundation. |

Here's another nice looking development. This is a 6 fl seniors complex just east of the Holiday Inn.
