Nice tower.....I'm impressed that they increased the height on it!

Wow. Any city would love to have that tower. Congrats y'all.

Setbacks! Stone! Pleasing proportions. This is what cities need. I will pray for Minneapolis to have this one go through with no VEing. God bless Stern and co.

KevinFromTexas Apr 6, 2018 5:41 PM

That's a great looking building. I wish my city could get a little more "stoned". This city has a weird infatuation with blue glass. Not that I'm complaining, but some variety would be nice. Congrats, Minneapolis.

TallBob Apr 9, 2018 4:26 AM

It's also just outside of the Core.....Great views, ect.!

Retro-deco out of the 1990's.

Is Chicago not the Upper Midwest?

Anyway, nice looking building. There won’t be any bronze on the window panels, though.

volguus zildrohar Apr 10, 2018 12:51 AM

A looker for sure. Reminds me of one that just finished in Philadelphia...also by RAMSA.

And it kinda looks like an early version of a hideous thing U/C right now.

Developers change plans for driveway for Minneapolis condo tower

Quote:

Residents of the planned Eleven condos in the Minneapolis Mill District would have to enter the condo complex via a private roadway instead of the developers’ preferred route on a road that runs along the Mississippi River, under a revised proposal.

Developers Arcadia and Ryan Cos. had hoped to build a driveway off West River Parkway for vehicles to access the 39-story condo tower it’s looking to build near the Guthrie Theater in downtown.

But the parkway is owned by the Minneapolis Park and Recreation Board, which has a high bar for approving such encroachments of its land.

Driveways off parkways can be dangerous to pedestrians and cyclists, park commissioners have said. But Ryan Cos. and Robert A.M. Stern Architects have argued that a driveway and crosswalk could slow down traffic on the parkway. Emergency personnel also preferred access from a public road.

Ahead of the board’s Aug. 15 planning committee meeting, Ryan Cos. has tentatively prepared to change its site plan so residents would get to the 101-unit condo building and parking ramp from 11th Avenue via a private road it would create behind the complex, said Carl Runck, Ryan’s director of real estate development, at the Monday meeting of the Downtown Minneapolis Neighborhood Association (DMNA).

“We are proceeding towards city approvals this fall,” Runck said.

I'll take it...anything we can get! I just hope they don't cheap out and make it some boring 'modern' glass cube.

TallBob Sep 3, 2018 4:07 AM

Sounds like the dispute between the City (Park Board) and the developer on parking access and issues with entrances has been somewhat resolved.... I believe.

MNMike Oct 10, 2018 11:53 PM

Moving through the approvals process...now 550 feet and some design tweaks.

Sweet. I updated the heights from the elevations. I also listed the floor count as 41 since that's the highest occupied floor.

I love this building. I'm looking forward to seeing it rise.

TallBob Oct 11, 2018 5:17 AM

Glad to see something in the 500-600 foot range here! I just hope it get's built!

MNMike Oct 17, 2018 4:39 PM

Approved...construction to start early in the new year.

excellent news!

this one is gonna really stretch the minneapolis skyline out of its CBD comfort zone.

this will be the tallest building in the midwest (not including chicago) not located within a CBD.

MNMike Apr 26, 2019 5:28 AM

Site work has begun for this, construction permits pulled. Two 500 foot + buildings going up at the same time in Minneapolis....it has been over 25 years since that has happened, or since we have had a 500 footer go up. We have had many just a few feet shy of 500 in that time, but none over.

With talk of energy savings in New York and the environmental impact, in particular on migratory birds, in Chicago of glass and steel structures, I wonder if more designs like this are in store for cities. Does anyone know if cladding like this is more energy efficient and better for local wildlife?

It would be my guess that a tower with a non-reflective cladding would be much safer for migratory birds.

http://tcbmag.com/news/articles/2019...ures-financing

Quote:

The 118-unit Eleven project has taken a major step forward after securing construction financing for the project. Commercial real estate projects are just plans until construction financing is secured.

A statement from Ryan Companies indicated that it is “the largest construction loan ever secured for a condominium project in the state of Minnesota.” But the amount of the loan was not disclosed.

Eleven is being developed by Luigi Bernardi of Edina-based Arcadia LLC, project sponsor and co-developer, and Minneapolis-based Ryan Cos. US Inc., which is serving as co-developer and builder. Ryan Cos. is partnering with New York-based Robert A.M. Stern Architects on the design.

The 41-story Eleven will be 550 feet tall and located in the Mill District area of downtown Minneapolis near the Mississippi River. A statement from Ryan Cos. indicated that Eleven will become “Minneapolis’ tallest residential building.”

The 550-foot ultra-luxury condo tower, Eleven, officially broke ground today in Minneapolis. Reservations are no longer accepted. Binding Purchase Agreements are now in effect.

Over 50% of units sold: http://www.startribune.com/upscale-c...old/567802182/

Quote:

The Eleven condominium tower in downtown Minneapolis has sold more than half its 118 residences barely four months since construction began.

The 41-story tower, which is being built in the Mill District off W. River Parkway close to Gold Medal Park, will be the tallest residential building in the city when it is expected to be completed in late 2021.
Quote:

A handful of units start at $900,000, but many surpass the previous record of $7 million for a Minneapolis condo. The Eleven is planned to have 17 penthouse units that will be more than triple the size of the average home in the Twin Cities.

The developers announced Tuesday that Chicago-based Sudler Property Management has been tapped to offer condo owners a “new-to-market level of customized services and amenities.”
