Huge Domino Sugar plan clears last hurdle

Judge dismisses final major lawsuit against mixed-use development on Williamsburg waterfront that will include 2,200 residential units.

Amanda Fung
May 25, 2011 5:59 a.m.

The New York State Supreme Court late Tuesday afternoon dismissed a lawsuit against the rezoning of the former Domino Sugar factory site in Williamsburg, Brooklyn that was crucial to the redevelopment of the site...

The developer said it is on track to begin construction of the $2 billion redevelopment of the 11-acre Domino Sugar refinery site along the Williamsburg waterfront. The plans call for mixed-use development with 2,200 residential units. CPC expects to break ground on the initial residential development on the upland parcel next year...

The redevelopment plan was approved last July by the City Council. The developers said they plan to redevelop the 100-year-old landmarked refinery building and its famed Domino Sugar sign. The new Domino project will take 10 years to complete."

The colors look so weird but the massing looks so awesome!

Exactly right. The massing is really really great, but Im afraid that if they use cheap concrete faux-brick paneling, it will look bad regardless. Materials are--as always--key.

This was also designed By Rafael Viñoly

I really don't like keeping the domino plant in this development. I know it's a nod to the heritage of Bburg, etc, etc. But I think a incredibly modern center piece to this development would be more fitting.

I think the Domino Plant Building is the best part of the render.

aquablue Oct 21, 2011 11:56 PM

It's a pity they didn't turn the plant into some cultural facility or retail center rather than condos. It is too interesting a building to not be open to the public.

For being so iconic, the Domino Sugar factory building is currently so neglected and vandalized.

Compilation article I did on Domino and the other two large projects set to transform the Wburg skyline. :)

As of late 2011, there are three major projects slated to begin relatively soon along the Williamsburg waterfront. In order of size, they are the Domino Sugar Factory redevelopment (2200 units), the Rose Plaza development (800 units), and the third tower of Northside Piers (500 units). Encompassing a grand total of roughly 3,500 units, these new residential buildings will certainly inject a much-needed dose of energy and vitality into the Williamsburg waterfront.

Williamsburg Group Proposes Arts Center, Gallery-Condo for New Domino

Wednesday, November 2, 2011, by Kelsey Keith

It's been awfully quiet at the Domino Sugar Factory lately, which can only mean one thing: time for the community groups to swoop back in! The current $2 billion project encompasses 2,200 new units designed by architect Rafael Viñoly, plus a Beyer Blinder Belle-designed addition to three landmarked buildings collectively referred to as "The Refinery," all of which has been greenlit by LPC and the city's planning commission. As Architectural Record reported in September, however, developers Community Preservation Corporation Resources (CPCR) and Katan Group are "in search of additional investors" before construction begins in 2012.

In that downtime, the Williamsburg Independent People (WIP) group is hyping an alternative plan that makes like London's remade Bankside Power Station-turned-Tate Modern and "envisions the site as a mixed-use cultural hub that includes galleries, event spaces, a hotel, and a marina, as well as 200 affordable housing units" (compared to Viñoly's 600). The primary argument concerns the neighborhood's infrastructure: the group argues that so many new residents will require expensive upgrades to transportation and sewer systems and that an arts center "won’t be a burden to the government but will pay its own way." (Interesting idea, but we know a few non-profits that might beg to differ.) On the money-making front, WIP proposes a gallery-condo function, where regular Joes can pay to display their art collections.

There's always a group with an alternative plan for development in New York.

My favorite part of these community group plans are how woefully out of touch they are with economic reality. Thats what comes from living in rent control apartments for decades--a complete and utter lack of understanding that there are people out there who actually have to pay money to make this city work and grow. An arts center that will pay for itself? Ha! And who is going to pay for the demolition and parkland development? Squirrels have a better grasp of finance than these idiots.

I was thinking of this project recently and how amazing it would be if the towers were clad in corten steel. I doubt that would happen but if so, it would become one of the better projects in the entire city.

NYguy Nov 3, 2011 2:34 PM

What would really be good is a "signature" tower behind the factory building, something that plays fof the bridge. That won't happen, but we'll see how this design plays out when we see the materials.

Either way it will look good at night. I for one will be glad to see the skyline grow on the East side of the river. I'd love to see a skyline stretch from Downtown Brooklyn to the riverfront of Astoria.

This has been reported as being off and on again recently (supposedly still on), but here's a look inside the abandoned factory...

Familiar Domino Sugar Refinery Will Shut Much of Its Operation

By DIANE CARDWELL
August 21, 2003

Quote:

The Domino Sugar refinery, which has dominated part of Brooklyn's waterfront since the 19th century, will retain only its packaging and warehousing operations on the site.

The neon Domino Sugar sign looms over the East River like a beacon, visible for miles. Gleaming above the Brooklyn complex where sugar has been refined for more than a century, it has become a symbol of a rapidly fading industrial legacy, a reminder that the city known for high-tech finance and elegant living was built on ships and machinery, brawn and sweat.

Although the sign itself may remain illuminated, much of the work it heralds will soon cease. Yesterday at the mammoth brick refinery, a relic of the time when New York led the nation in sugar processing, office staff members and unions representing the other workers were told that sometime before February, the refinery would shut down. Only part of the adjacent packaging operation will continue. About 190 workers stand to lose their jobs, with the remaining 60 or 70 staying on in packaging and warehousing or moving to another of the company's locations.

Sugar Plant Closes After 148 Years

By LARRY McSHANE
January 29, 2004

Quote:

It predated the Brooklyn Bridge and outlasted the Brooklyn Dodgers. The borough's Domino Sugar plant, an East River fixture for 148 years, is closing its refinery operation after Friday's shifts.

About 200 bitter employees at the sugar plant will be out of work, many of them people who had spent their entire adult lives working inside the 11-story building with its familiar red neon sign.

First word of the factory shutdown came in August. But the imminent arrival of the closing day for the 19th-century brick building in the Williamsburg section still delivered a punch in the gut for workers.

Duck From NY Mar 29, 2012 7:20 AM

Why not make a museum out of it as London did with the Tate Modern.
