Group buys downtown Seattle 'Icon' where it's planning a skyscraper

The price works out to $994 a square foot. These days anything over $1,000 a foot is considered high in Seattle.

A company called Douglaston Development initially proposed a 50-story project for the property. Now the company plans a 46-story building with around 395 residential units and 151 hotel rooms for the site. Douglaston and its architect, the Seattle office of Perkins + Will, recently submitted these details to the city. A city board is scheduled to meet to look over the initial design on July 7.

Douglaston's website says it has three companies all led by Jeffrey Levine: Douglaston Development, Levine Builders and Clinton Management.

Over the past seven years, the website says, Douglaston has completed projects valued at $1.5 billion including 3,000 apartments, 2 million square feet of retail and 500 hotel rooms in New York City as well as senior housing in the Southwest.

One major project is in the Williamsburg neighborhood of Brooklyn: a 1 million-square-foot, mixed-use complex called The Edge, on a seven-acre site along the East River. The Edge has 565 condos in two towers, 347 affordable units in two mid-rises, as well as open space, a public esplanade and a water taxi pier.

I believe Seattle has something like 11 buildings in the pipeline that are over 400 feet and several u/c or in stages of preparation over 400 feet. City is booming in terms of height.

We have 13 underway that are either around 440' (max occupyable 400', plus up to 10% for residential) plus a couple in Bellevue. Plus one completed in Seattle in this boom.

Based on a quick count in my head, another 24 are planned in Seattle, including another 440' in site prep that has been attempting a July start, and a 500' sort of in site prep. Two of these are pretty tall...880' and 849'.

One block has proposals of 440x2 and 440x2. Due to new tower spacing rules, they can't both happen. And of course the 24 includes some that are further out.

I thought you liked boxes. I must agree though, this one is pretty pathetic. Hopefully a nice rendering will do something to liven it up a bit.

This is an early design. Its bound to change like many other towers which are in the early stages of the design process.

Fixed some posts. Images missing. Also updated 1st post. Renderings I had there went bye bye. In anycase, modern renderings as of Q4, 2016.
