17th new condo tower proposed in Sunny Isles Beach

Showing little concern about the number of new condo units already announced, a Broward County-based development group is proposing what amounts to the 17th new tower of this real estate cycle in Sunny Isles Beach.

The developer, a Florida corporation managed by Ben Kaplan of Hallandale Beach, filed an application to construct a 50-story, 212-unit condo tower that is yet to be named publicly on a pair of contiguous oceanfront sites totaling 2.2 acres at 15701 and 15795 Collins Avenue, according to an application filed with the City of Sunny Isles Beach.

The City Commission is scheduled to conduct a zoning hearing regarding the application at 6.30 p.m. on Oct. 16 at the Sunny Isles Beach Government Center, according to a public notice.

Currently, the sales center for the Chateau Beach Residences – located at 15795 Collins Avenue – and the partially constructed Solis Resort Spa & Residences at 15701 Collins Avenue stand on the site where the newly proposed tower would be developed.

First Look: Chateau And Fortune Plan 649-Foot Sunny Isles Condo Tower

They’ve tapped Arquitectonica to design a 50-level high rise at 15701 Collins Avenue that bumps right up against the 649-foot FAA height limit for the area.

The as-of-yet-unnamed project will include 212 units and 384 parking spaces. The unit breakdown is:

2 Bed (41 units) (1,640 sf)
2 Bed + Den (40 units) (1,795 sf)
3 Bed (42 units) (2,570 sf)
4 Bed + Staff (43 units) (2,995 sf)
4 Bed + Staff (40 units) (3,580 sf)
4 Bed + Staff (1 units) (3,690 sf)
An additional five penthouse units will have 4 bedrooms each, ranging in size from 4,340 square feet to 6,310 square feet.

There will be three levels of parking, with the bottom level planned to be a robotic garage that is partially below grade.

Part of the site is currently serving as a sales center for Fendi Chateau Surfside and Chateau Beach Sunny Isles, which both are under construction. Demolition is currently underway on the partially built Solis condo-hotel project taking up the rest of the site, which was also designed by Arquitectonica.

Landscape design is also being handled by Arquitectonica.

Sunny Isles keeps getting the coolest designs in South Florida. I'm sure the prices have something to do with that.

Developers are really abusing the FAA limit. Its good that they go right to that limit height wise. Lots of 600 + footers going up or planned. The FAA should raise the max though. I would think 900 feet could work, and the thing is, developers would build up to that height if they could. The demand is there.

The current site or structure is no longer there according to a source over at SSC. I'm assuming that we can expect work on this in the coming months. This tower is part of a dozen or more that will rise in Sunny Isles. Many, being over 600 feet.

Also, keep in mind that this is the Solis Tower. Many of the addresses for these developments are extremely similar, and it at times can get confusing. I have a little database where I keep track of these, so if there's any confusion feel free to ask.

Cool design and yes Sunny Isles Beach seems to be getting all of the coolest designs as of late. This is now the 4th. proposal over 600+ feet in SIB and if all were built Sunny Isles will have 11 towers over 500 feet.

Quite a nice first shot. Looking at it, you can see that Miami is just ripe for even more towers. In terms of aesthetics, its unique in terms of its high rises/skyscrapers spread out over barrier islands. Essentially a taller French Riviera.

I do wish South Beach could relax some height restriction and stop being such Nazi's when it comes to anything 300 ft or taller. I feel a couple of taller structures on S.Beach could give a nice touch to the Brickell skyline when viewed from a far. Well, luckily, Sunny Isles seems to love these tall towers. Although the restriction of 649 ft roughly needs to go.

I understand that. I am pretty sure FAA will relax some height restrictions in South Beach or Sunny Isles Beach. As long I concern about the height restrictions near Downtown Miami or something like that. They will permitted to build a higher floors. Like 50 or 70 floors. It won't have any issues by FAA.

It could also explain the bulkiness of the towers too. With the revised height limits, developers will take advantage of it, but also at the same time build bulkier to maximize square footage. Towers here tend to be pretty big in general (in terms of sq ft) for the same height compared to NY developments for example. Units tend to be much bigger too for residentials (2200-4000 sq ft usually).

Not-Yet-Built Florida Penthouse Sells for $21 Million

Construction is set to begin in 2016 and will be completed in 2018.

When completed, the penthouse, seen in a rendering here, will have five bedrooms, 6½ bathrooms and a terrace with a garden and a pool. With views of the ocean and the Miami skyline, the unit comes with five parking spaces. Mr. Defortuna said the purchaser is a successful entrepreneur who plans to use the unit as a home, but declined to identify the buyer.

The two 51st floor units were originally asking a total of about $24.5 million, Mr. Defortuna said. The buyer was choosing between the 51st and 52nd floor penthouses and ultimately asked to combine both 51st floor units, he said. The 52nd floor unit is still available asking $30 million.

The building, about 20 miles north of Miami, will have 212 units. Amenities will include a restaurant and pool, guest suites for visitors and a fuel-delivery service for residents’ cars. Sales started in early 2015 and about 60% of the units are now in contract, Mr. Defortuna said.

The developers are in the process of scoring construction financing with a traditional bank lender, but declined to disclose the lender and the amount. Suffolk Construction is the general contractor. The Ritz-Carlton Residences, Sunny Isles Beach, designed by Arquitectonica with interiors by Michele Bönan, will be completed by the end of 2018.
Grosskopf said the project’s branding, amenities and location make it appealing to buyers.
“You cannot replace the oceanfront,” he told TRD.
