The original proposal was for an eight-storey office building and three-storey parking garage on Job Street at the bottom of Hamilton Avenue.
The proposal was resubmitted August 2011 for an increase to 10 stories, which will include 2 floors of condominiums.

would be approximately 14,860 square meters (160,000

Does anyone have an update on when this is going to get started? There is just parking on the site right now.

Im not sure, i have not heard anything about it in a while.
But if it gets accepted soon , i would think the construction would start this spring or summer.

This proposal has already been approved by council. It was approved in the same council meeting where they rejected the Garden Inn hotel. I would assume that once tenders go out for the job, work can start in the spring/summer.

Just to add to your point: I remember watching CBC news around the time this proposal was approved. Dean MacDonald (owner of Deacon Properties) was interviewed and mentioned he wanted to get this project started as soon as possible, possibly break ground this spring. I know this doesn't guarantee an early start date but it's definitely a move in the right direction.

Yeah I'd say this building will be done quickly, I've never seen something approved so quickly, not even 351 or Fortis made it through the process so quickly.

Does the speed of this development positivly affect the development of the Hamilton Ave Townhouse proposal (St John's general thread Page 156)?

That's a hell of a building. I'm not sure if the glass floor(s) on top add anything to it though.

It makes it more unique, I wasn't sure at first, but it makes sense; the floors don't need to be as large, so appear as a penthouse which visually separates the residential from the office space, and it helps offset the building height and shadowing.

None of the new highrises or really any of the new buildings downtown are generic which i think is awesome because each new building they say will be "landmark or icionic for the city" which means like all new buildings will be lol and this will really keep St. john's like no other as we move forward :tup: :notacrook:

just look at the hilton garden inn that was rejected in part because it looks like it could be anywhere in canada, sounds like the standards are being set for uniqueness

I just read on Twitter that the City of St. John's will be selling a parcel of land to Deacon Investments. I'm not sure if this is extra land or land that's already a part of the proposal? I guess we'll find out more in due time.....

I guess the proposal was on city-owned land, and was proposed before any attempt to buy the land was made. All in all, everything seems to be coming along nicely thus far for this proposal, completely unlike the length of time it took for 351 to get approval (which required rezoning the entire block, etc)

It is still at the design stage. Construction should start at the end of the Summer or early Fall.

Good, it would be nice to see this one progress.
