While waiting for the MTA, the group developed a four-story, 61,600-square-foot retail box on the 34th Street side of the parcel at 215 W. 34th St. That building is all filled up, with a 37,000-square-foot DSW that sprawls over several floors, a 7,500-square-foot ground-floor Joe Fresh and a 5,100-square-foot ground-floor Payless Shoe Source. Party City has also just subleased 11,865 square feet that was slated to become a Duane Reade. Winick Realty handled the subleasing while Matt Ogle of SRS Real Estate represented Party City in this deal.

The hotel will have use of the roof of the retail for a 10,000-square-foot lobby terrace. Along with a “name” gym, there will be banquet space and a restaurant, while a rooftop bar will cap the project.

“You partner with a great brand that has a strong reservations system, so it’s less speculative, and you are off to the races,” said Jared Epstein of Aurora Capital, who declined to name the brands. One hotel that is bouncing and yet to land in town is Richard Branson’s upstart Virgin Hotels, which has already opened in Chicago.

So many new hotels going up lately... I wonder for how long will this trend continue? Is there really such a big demand? And how is the vacancy (/occupancy) rate of the already existing hotels?

There are a lot of hotel brand that NY doesn't yet have. Most of the hotels going up seem to be budget hotels. I'm sure there is room for more high end brands like Mandarin Oriental.

According to this, NYC hotels operated at 85.3% occupancy rate in 2011.

This really does not surprise me at all, it is remarkable how underdeveloped the area around Penn Station is. There's that awful corner on 34th and 8th with a Duane Reade, and a Burger King. Then that restaurant that overlooks MSG that's about two or three stories on the same block as 1 Penn Plaza. There's even a surface parking lot right off 8th on 31st across the street from the Garden.

I would imagine that this is just the first of a string of new buildings in that immediate area.

There is a demand as long as tourism continues to shoot up. And the hotels are not just going up in Manhattan either. Brooklyn and Queens are seeing a number of hotels go up as well.

I'm going to go out on a limb here. I don't hate it when these hotels don't meet the street wall, at least not like I might have used to. Let me explain. I stayed in one of them once, at the Holiday Inn on West 26th in Chelsea. Me and a friend rented a room one night during the Christmas season in 2012 for his birthday. Let me tell you, those little courtyard spaces out front are quite nice to have when you are a guest in that hotel. I went outside a few times to chill, smoke a cigarette, have a cup of coffee, whatever...and I was really happy it was there. So I guess I'm trying to say don't judge a budget chain hotel by it's architectural merit alone. Just my two cents.
