The two bedroom data isn't as impressive, but still good to not be in the red. I'm always suspicious about apartment asking rent data, but still worth posting. "The data is collected by Zumper from over 1 million active listings, including from Multiple Listings Service (MLS), in the 100 largest markets."

Such a double edged sword, on one hand you only become expensive when you're desirable. On the other hand the area has completely lost its advantages in this regard and it's going to be even more competitive and a tougher sell.

So glad to see movement on Festival Pier at long last. This may be a token gesture just to get everything filed and permitted before the end of 2020 to hold onto the current 10-year tax abatement pre the 2021 change, but encouraging to see the group take this somewhat significant step. Site plan and overall quality looks really strong from this submission. Nice to see them placing retail both at the mouth of the project but also along the river. Completing this project would be significant not just as a shot in the arm for the area's density, but for how much public park space we'd gain as another link in the waterfront system.

Between the last two CDR meeting proposals -- there is something like 1500 new units planned for that stretch of Delaware Ave. now. ....Light rail???

I like the Columbus/Delaware Ave designs. These are visually attractive low rises. Page 23 of 31 in the .PDF file shows 16 different exterior materials being used on the project. I think that might be a record for the mixing and matching the exterior of a building.

What percentage of the rather large number of residential buildings proposed since COVID do we actually think will be built. Don’t get me wrong, Philly had momentum before this but we were no Austin or Nashville. I have faith that workers and vibrancy will return to city centers, but it is still a big unknown.

a lot of this is being rushed to get permits under current tax abatement law, I suspect many of these are nowhere near being funded and ready to go

Didn't 1121 N. Delaware Avenue already go to the CDR a year and a half ago?

Does anyone know why it's going for another round after all this time? Something to do with change of ownership? Lapsing of permits?

Whatever else has changed, the design/layout of buildings is quite a bit different. Added apartments and retail, fewer townhouses.

Some very interesting tidbits in this article, including Post Brothers' proposal to demolish Liberties Walk and replace it with a 102-unit building of 3BR and 4BR apartments aimed at families who can't buy in the neighborhood. I get that Liberties Walk has never quite flourished, but all the same I'll be sort of sad to see it go given the unique character it creates in the area. Given that it's several blocks long, I wonder which blocks Post intends to redevelop?

Separately, the rendering provided in the article and posted in the Piazza Terminal thread shows an unnamed tower adjacent to the Terminal occupying the site where Post currently houses their offices in a 1-story warehouse. So I guess that's yet another redevelopment play.
