It’s not easy to see but new green space / future development to the left of MCS where W Vernor continues on & 17th begins just at the upper left corner of the park is a church laid down in 1872. The steeple was barely hanging on it appears to have been removed, however there is some incredible detail in the interior. After a series of different owners the church closed in 2010 in 2015 assemble sound purchased it to use as a round the clock recording studio.

However when Covid hit Assemble Sound was unable to continue needed renovations that they had already apparently sunk a sizable amount into. The group approached Ford about buying the property because they didn’t want it to sit and rot. While the exact use of the structures has not been confirmed work seems have begun since the summer. That is when Historic Detroit.org was allowed a tour.

1 - The redevelopment of the old Tiger Stadium while preserving a playing field used since the 1880’s is pretty damn ugly.

2 - A church closing isn’t exactly unusual but a well preserved one from 1872 being historically preserved & repurposed is something you don’t see every day.

(There is a church in Brush Park that was from the late 1800’s yet more of a shell, it’s in the process of becoming a restaurant. I would hope St Paul’s will be used for its acoustic’s)

3 - I get new homes being potential targets but crime is low in the area & is part of the greater downtown which is one of the safest and cleanest downtowns in the country.

Addendum - (You would be very surprised how few areas in the city have “beauty grates” bars over their windows. Doors yes the stylishly curved heavy metal “beauty grates” but not on windows).

Addendum - (Crime dropped 18% last year making it the year with the lowest violent crime since 1966 albeit the city had twice the population. Still crime didn’t suffer a spike during the pandemic and has hit its lowest point in the modern era)

Originally before the automotive boom downtown Detroit was to be expanded west along Michigan Avenue, Michigan Central is a relic of this era.

Some developments like the corner which got its name from the idea to preserve the corner of the old stadium which fell through due to it being pre-bankruptcy and money was tight. This development while keeping baseball played on the same spot since the 1880’s is pretty ugly.

There’s always been row homes in Corktown the neighbors have mixed feelings about the loss of space and quality of some developments.

Some neighbors have been very unhappy as the new Godfrey Hotel & Perennial Apartments have opened as they don’t feel the size and scale are right for ther neighborhood.

The Davidson end of Dexter - Linwood looking south. The area is getting the Corktown effect where Oakman Blvd from the East and North & Lasalle Blvd coming up from Grand Blvd have high quality to elite housing stock. The presence of these disparate yet connected communities have kept a relatively large dense core to the neighborhood Boston - Edison & Virginia Park provide continuity with Woodward.

Crime has been the areas downfall that and some streets like Rosa Parks not fully recovering from 67 despite some of the best inner city neighborhoods. Blight removal, home and neighborhood stabilization & higher police pay, new tactics & technology along with new communities forming and looking out for each other has changed things. If Dexter - Linwood can have a comeback just about any neighborhood can.

As Boston - Edison move west of the Lodge after passing Scared Heart Seminary they have been gutted of single family homes leaving a handful of apartments. Glynn Court west of the Lodge is another stabilizing street with 90% of homes north of Glynn between Dexter & Linwood in a relatively well kept and the neighborhood in stable condition. The NW corner of the neighborhood Russell Woods & Oakman Blvd / Ewald Circle to the west of Livernois & north of Davidson a large area of old inner-city Detroit has been preserved. 2/3’s of Dexter - Davidson is in good condition with several elite neighborhoods making up the backbone.

Lasalle Gardens at Grand Blvd & Lasalle Blvd has been low key the engine to this connecting all the neighborhoods up past Davidson Ave except Russell Woods. The real estate sites often trumpet near by neighborhood but it’s the reverse with Lasalle & Russell on this block.

Crime has been the recurring issue that has eaten away at areas like Nardin Park but with crime at record low rates for generations & civic investment like the Joe Louis Green way connecting the area with other hubs like Hamtramck, Dearborn, Southwest, U of D & the Livernois corridor to Ferndale. Along with hooking up with the network of greenways and parks in and around the central core like the Dequindre Cut also connecting with Hamtramck the inner westside has a potentially bright future.

The North End from 94 to Highland Park & Woodward to 75. A series of improvements to the area such as the demolition of the country’s largest waste to energy incinerator to the SW along with dedicated groups to individuals seeing the potential. The Arden Park area directly connected into Hamtramck by Caniff & Holbrook becomes Hazelwood west of Woodward on the border of Piety Hill & Boston Edison.

That tall smoke stack was the last to go from the waste to energy incineration facility, funny how city officials moving into the neighborhood gets that done. A 10 year budget surplus helps that too I suppose but not before it drove away residents for 35 years.

Across Woodward the area south of Boston Edison is broken up into New Center Commons in the south and Piety Hill to the north. Piety Hill is becoming a trendy neighborhood though 10 years ago it was lumped with New Center commons in that NY Times piece about Detroit’s North End. Which killed the name of the neighborhood by taking the most unflattering shot possible.

New Center Commons borderish area for the most part the site was honest you just have to go into the photos line up and click to see the actual location and their reasoning.

Thanks it’s not been easy sometimes, with the real estate market becoming the fastest appreciating in the nation this year it’s gotten a bit easier. Though dealing with real estate is tricky when you’re not looking at property neighborhoods are sold as with nearby assets included.

Still it’s fun to gather what’s available and put together a Detroit and Metropolitan collection of found photos. I’ll see how this goes if I can have some coherence or not. I’m still going to do my best not to be lazy and just use one source especially areas I know well and want to portray in the way I see them.

I do want to take a balanced approach and not just be showing off the best angles.

Springwells is one of the neighborhoods that most people aren’t familiar with but is a cornerstone to the city as it has been a nearly consistently growing neighborhood with the exception of the recession. It also connects with its northern neighbor Michigan - Martin downtown and Dearborn which is now one of the key corridors in the region. The area is a mixed community with White and Arab residents but it has been helped on its revival by Mexican immigrants.

Mexican Town or La Bagley I’ve heard that was old name I like it better. It kept vibrancy alive along Vernor when Springwells had stagnated and could have become blighted.

Corktown is growing like a beast it’s odd to see the effects on North Corktown & Core City traditionally thought as a future development zone. Ford had proposed keeping large green ways in the southern area. I don’t think small villages of development in the green areas are negative as is more traditional development along I-75. The neighborhood needs to be consulted with and that already appeared to happened so here’s hoping promises are kept.

“North Corktown” is a mishmash of Corktown cut of by 75 in the S.E. Core City a historic black neighborhood lacking much historical architecture yet seemingly good quality affordable housing centered around The University of Detroit Mercy’s Dental School. Then there’s Woodbridge a historic wealthy neighborhood commandeered by Wayne State staff back in the day. Then there is the new hipster / commune Core City at Grand River and the railway.

The Jefferies Housing Project now known as Woodbridge as well as their neighbors did a number on the community as the towers fell into disrepair and then decrepitude. A new mixed income suburban housing development took up most of the space with a few towers renovated into affordable senior housing. The faux copper roofing signifying something new and respectable.

A Woodbridge orphan from the days of the Lodge.

On the National Registry of Historic Buildings, Trinity Episcopal Church is a 23,318 square foot building ready for redevelopment. The beautiful English Gothic-style building is located at the corner of Martin Luther King and Trumbull, in North Corktown, with onsite and non-metered street parking. The church was designed by prominent local architects George Mason and Zachariah Rice with thick limestone walls, more than 200 carvings on the exterior and a tower with 10 bells. It was built in 1890-1892 by owner James E. Scripps, who founded the Detroit News.

Cut off from Woodbridge by the Lodge Freeway and on the side of the major housing project North Corktown & Core City we’re sort of orphaned. The casino plays a role in the party atmosphere in the Corktown area but it’s a bit jarring to see slick looking middling quality apartment rows spring up in what was a private green/hippy community. So gentrification goes in Detroit I suppose a key intersection was a dumping ground I like the project but they can’t live in a bubble.

Detroit having mature micro forests so near downtown is an asset that is second to none. We are talking about the inner city so development is coming however preserving green space as it’s so unique, an asset and it helps to cleanse the land of it’s industrial past.

The city has room to grow while regaining its moniker “The City of Trees” lost to Dutch Elm disease. My dad relocated to Ashton St between Plymouth & Schoolcraft after the home he was born in on Monica to the Lodge. The Gateway Industrial Complex was the last large undeveloped plot of land in the city & being able to play in the woods as a kid left a big impression on him. Despite losing all of the land to the Gateway Center & the Southfield 96 interchange the city has a chance to get its kids in touch with nature while growing the city.

Development is moving in from the west and south. I liked the experimental new flexible single family homes not sure the zoning for renting out the back but my gut says yes.

There was some controversy over a club that was built, I don’t begrudge these cats letting off some steam. However are they staking a claim or trying to build a sustainable community in a dumping ground they’re cleaning up or both.

The “real” core city though centered around a well regarded university branch Detroit Southwestern Hospital the last open highrise in the city is across the interchange. 20th and Michigan is in an industrial pocket & a rail yard that seems to only have a small portion used not far from Michigan Central. Hopefully Southwest Hospital will be coming down I’ve heard it doesn’t have strong bones.
