I don't think its being developed anytime soon. The amount of owners spans from Bank of New York to the City itself. Multiple parties which is a pain in terms of even buying a property. It could take many years just to get the proper permissions and litigation through. Its in an area that would not sell as quick as its surrounded by nearby m2 zoning, so its not desirable even from a environmental standpoint. I'd imagine its full of of asbestos as that was the standard in the 30's, being built in 1931. |

I'm hoping those lots aren't too polluted. A pilot study should be in order. I know the NY DEP is a little less stringent that NJ DEP, so depending on the levels in ppm or ppb ( (if its contaminated or not), it could be a quick or very long process. But yeah, alot of lots that are manufacturing and m2-zoned based are being developed. LIC and its proxies being the star candidate. If there is a plume, I'm hoping whatever contaminants that are present that they are non-aqueous. Easier to remove depending on the drilling versus aqueous where then it really becomes a long term issue especially if it spreads. Than its not just one owners problem, but every party along that stretch.
I'm looking forward to the S.Bronx and all of those developments planned. |
