Looks awesome!! So glad to see such a large development taking place and continuing the momentum that uptown has right now.

The building will employ the latest building design technologies and systems, ensuring a high level of environmental performance. In addition, the building will be registered with the Canada Green Building Council, targeting certification under their LEED (Leadership in Energy and Environmental Design) Green building rating system.

Glad to see the aim is to have the building fall under LEED certification. Will be interested to see the actual details of this.

It looks like the Chipman Hill Suites building on that block is going to remain which is awesome! I was worried it was going to be bulldozed.

I really wish it had ground-floor retail of some kind, it'll be dead on that corner after 5:00 pm [but at least better lit than it is now].

But hey, I can see my living room window in those renderings, yay! :)

Sounds like you'll be the go-to person for updates as construction progresses, Mr. Front Row Seat. :)

How about Julius Pizza Two

Beautiful. Reminds me of the Beaverbrook Hotel/Crown Plaza in Freddy.

I believe that Chipman hill property is a designated historic building and is protected.

I see in the TJ that IO has purchased the property from Chipman hill suites.....wonder what the plans are!

Chipman Hill Suites will continue to be business as usual there. Just instead of owning the building, they will be leasing it from IOL.

Thanks for the info....be kind of interesting if it was somehow integrated into the Irving complex.

There is a penthouse on the top. Does this not make the building 12 stories?

It certainly gives the appearance if being larger than 11 stories. It will be a much more significant addition to the skyline than I anticipated.

In the YouTube video it shows what I think is a penthouse. In terms of floors is the penthouse not considered a floor? I figured it would be. Making it 12 stories instead of 11. Please correct me if I'm wrong.

kwajo Feb 18, 2016 1:42 PM

Usually a mechanical penthouse is not considered a "floor" but it obviously adds physical height to the building

MonctonRad Feb 18, 2016 2:01 PM

Honest question here.

I'm a big supporter of this building and it will certainly add a lot to the King's Square precinct. I think it will blend it extremely well with the Imperial Theatre and the Admiral Beatty.

BUT

Saint John already has a high office vacancy rate. What will it mean to the uptown area if 1,000 employees are consolidated into this new building? This could be a big hit on the commercial real estate market in the port city. What will happen to the "Golden Ball" building?

Do we know for sure this 1,000 number is purely consolidated or is a % of it consolidated and a % of it new hires?

300 Union (the larger building) is JDI, whereas the smaller Golden Ball building is indeed IOL. This subject is something that I postured earlier on, because there are three buildings in the Uptown now that currently house IOL employees.

On the other hand, one has to wonder about 91 King at King & Charlotte, as the property has been removed from Commercial Properties website. Unless i'm extremely slow and behind on news, it's no longer for sale.
