Action Starts At 1101 Brickell, Miami's Next Tallest Building

Earlier this year developer Tibor Hollo (a guy that's been building things in this town for as long as anyone can remember) announced his stalled project 1101 Brickell, Miami's future tallest building, would begin construction at the end of the year. Well, continuing today's apparent Curbed Miami theme of previously stalled big name projects that are back on line, Hollo told the Daily Business Review, in an article about one of Miami's last Bayfront parcels, that site work has already begun on 1101 Brickell. (How's that for a run-on sentence?) That would mean late September or early October, three solid months before the end of 2012. The building was originally designed by architect Kobi Karp to be 80 stories, 849 feet tall, and entirely residential except for a retail segment at ground level, which is presumably still the case.

Aren't they having a problem in Miami selling condo units that are ALREADY CONSTRUCTED?

Why would developers build more?

They are not having problems selling, which is why developers are building more (just not at the crazy pace as during the boom). Many of these condos are bought from international buyers.

Ahh gotcha, I thought there were still tons of empty units on the market in Miami.

74% condos were occupied in 2010, I'm not sure what the number are now.

For a new tallest, the design is... lacking. But good to see that a new tallest is moving forward.

Still beats hell out of the ill-fated Met III. It's a worthier tallest.

Also from what I've seen they are considering launching it as a rental tower. Rentals in the downtown area are something like 95% occupied with rental prices rising a good 10% to 20% per year. Brickell's median rent was up to $2,239/month at the end of 2011.

Its pretty ho-hum for a new tallest, and the Banco Santander Design which is a thousand times better and right around the corner from this site would only be 840-feet high so 1101 Brickell would still be the tallest until (if) One Bayfront Plaza got built.

I actually like the overall shape, not so much the podium. Is that a sort of glass ring at the top ?

As Dale said, better than the Met 3 proposal.

I think it's attractive... just looks exactly like all the others... white with bluish-green glass/balconies. I like a tallest to stand out... this will just look like the king surrounded by all his midget condo subjects.

Definitely nice, but nothing inspiring or exciting., considering the lack of originality.

That sure does look taller than 849 feet. If I didn't see the height listed I'd think it's a supertall.

Actually, yes it is. it's super tallest tower. I think they have more than 80 floors. I don't believe if they have observation deck or not. It's whether if they build one.

Miami deserves better...looks like an over sized generic condo tower just like the others that have sprung up all around Miami. none the less it will add to the Density and overall quality of the skyline.

"supertall" means over 1000 feet.

It reminds me of a bigger version of the Austonian.

The Austonian is a much more distinctive design though... a taller Austoninan would stand out on the Miami skyline. This new one in Miami is nice, but just too similar to all of the other new "Florida" style condos built in Miami in the last boom.
