TULSA | Projects & Construction

I'm not going to keep this first page updated hopefully someone else will do that, but I will try and keep this thread updated as much as I can.

I will start by posting one project and then compile a list later on.

This building was proposed today but is on a lot that could also be the future OKPop Museum and now is in jeopardy due to this project even though there are tons of other surface lots this could go on.

The proposed B.C. Franklin Building would include 147,850 square feet of office and retail space, 26,250 for retail, food and beverage, and 17,400 in banquet and meeting space.

River Spirit Hotel and Resort | 26 Stories

This project is practically finished outside of a few things. The steakhouse won't be opening until later this year. The hotel and resort should be open in a few weeks.

Thanks dankrutka of OKCTalk for supplying this photo

http://www.okctalk.com/attachment.ph...1&d=1468194745

Here's a bit from the Journal Record
Quote:

TULSA – The 30,000-square-foot convention center at the River Spirit Casino Resort isn’t open yet, but it has events booked into 2021, said Adam Graham, resort sales manager at River Spirit.

“A majority (of the conventions) are from Oklahoma,” Graham said. “There are some national events that go to a different city every year or every other year.”

The convention center is part of the $365 million addition that’s been underway at River Spirit since 2014. The other amenities are a 483-room hotel, a Margaritaville casino and restaurant, a Landshark Lounge with a swim-up bar in the pool, a Ruth’s Chris Steakhouse, a 2,500-seat theater and a parking garage. The existing casino’s exterior was remodeled as well.

The new Margaritaville casino, restaurant and garage will open Aug. 25. The steakhouse, hotel and theater will open in mid-December.

Casino CEO Pat Crofts said tribal leaders started thinking about the expansion in 2009, when the Muscogee (Creek) Nation opened the River Spirit Casino in south Tulsa.

“People wanted to book hotel rooms and we could only refer them to nearby hotels,” he said. “We started preparing for Phase II as soon as (Phase I) opened.”

Crofts, Program Management Group Native co-owner Kirby Crowe and PMg Senior Program Manager Randy Hull discussed the project Wednesday at the Oklahoma Indian Gaming Association conference in Tulsa. PMg served as the owner’s representative during the construction process.

Cost Plus is opening up in Tulsa marking the first Oklahoma location joining Trader Joe's and Costco who have recently been the first Oklahoma stores for those chains.

It is to be in the Midtown Village Shopping Center and no final opening date has been set.

Quote:

Cost Plus World Market is coming to Tulsa, the company confirmed Friday evening. It would be the specialty retailer’s first store in Oklahoma.
The company plans to open a store at 5356 E. Skelly Drive in the MidTown Village shopping center, according to a building permit the company received this week. That would be next to Bed Bath & Beyond, which is owned by the same parent company. Electronics retailer Best Buy is in the same plaza.
Spokeswoman Jill Osaka said in an email to the Tulsa World that the Oakland, California-based company does not have an opening date yet.

World Market is known for its home furniture, decor and accessories. Over the past few years, it has been named as one of the most desired retailers without a Tulsa presence, according to Tulsa’s Young Professionals’ annual “Bring it to Tulsa” list.

MidTown Village is about a mile from Tulsa Promenade, Southroads Shopping Center and is just off Interstate 44. It’s a common strategy for retailers to be located just off interstates and near other retail establishments. The shopping center, despite its location, has seen its share of vacancies since it opened in 2005.

City Councilor Karen Gilbert of District 5 said, “It’s exciting to see Tulsa recruiting more retailers that we haven’t been able to bring here.” Gilbert used the recent opening of Trader Joe’s as an example.

“I’m really happy that World Market has decided to make District 5 their new home in Tulsa. That shopping center has been vacant for many years.”

PROJECT VISION

George Kaiser Family Foundation (GKFF) is leading an effort to significantly enhance the River Parks by connecting three adjacent waterfront parcels to the existing system, creating a broad and active civic commons where people of all ages and backgrounds can experience something new, visit after visit.

MapParks anchor vibrant communities, typically increasing property value, attracting new constituencies and bolstering local businesses. This project represents an opportunity to turn Tulsa’s waterfront into a force for improving the city’s social, economic and environmental sustainability. Given Tulsa’s rich architectural history and cultural institutions, this diverse and highly active waterfront park will complement existing urban amenities and strengthen the connections between the city and its natural environment.

The park will be a place that truly reflects the culture and spirit of Tulsa. It will feature something for everyone – a blend of nature within an urban setting -- a legendary park that will become the envy of cities nationwide.

That urban riverfront park looks incredible! it looks like it has a $350 million price tag to match. Do you think it will realistically get built as ambitiously as the renderings show?

The 26 story hotel at the casino looks nice too. Much better than many casino hotel towers I've seen in other locations that use much cheaper materials.

plutonicpanda Jul 31, 2016 11:52 PM

George Kaiser is a great guy who cares a great deal about Tulsa. I do believe the park will be built as shown and will become one of the best parks in the US. It is going to be an amazing addition to the Tulsa Metro.

Tornado Tower | 20-30 Stories | Proposed

New iconic tower for downtown Tulsa to be built next to the BOK Center.

http://media.cmgdigital.com/shared/i.../tornado_1.jpg

Quote:

TULSA, OK — The plan came after several architectural firms were approached about a piece of property near the BOK Center. "It’s just a conceptual drawing of what could potentially take place and happen downtown,” Andrew Kinslow said. Kinslow is with the architecture firm, Kinslow Keith and Todd Inc. They put together the drawings of Tulsa’s Tornado Tower and told us "it’s getting really good reactions."

For now the building is just on paper but Kinslow told us since the drawings became public they are getting calls and meeting with investors.

“There’s not client at this point," Kinslow admitted. But the firm is meeting a potential investor today and others have expressed interest.

Ok so far it's a severe weather museum and possible office space concept.

I'd like to keep that severe weather aspect but add one of the ThrillCorp concepts to it like the polercoaster

Awesome! I am from OKC I live in Los Angeles now, but I love to see Tulsa grow even though it pisses me off when you guys get the good stores first HA! Cost Plus just announced a Tulsa location, but yeah I think the 918 has a lot of potential and could potentially boom even possibly outpace OKC if they pull the right cords! Thankfully, it seems both cities are going the right direction slowly and that should further help the state of Oklahoma by having the cities outpace the rural areas in terms of power. Hopefully it will lead Oklahoma to become a more progressive state. :)
