Not exactly a cutting edge design but progress nonetheless. Is it a law that new development in Philadelphia must have a flat roof?
NW corner? |

Good job on starting this thread, summersm343. This will be a nice addition to the growing University City skyline.

3535 is 19 or 20 stories, so at 27, the new 3601 should have meaningful visibility. If you go to google street view, you have a clear shot at 3535 from the middle of the 30th and Market intersection.

1) The setback. 3535 is a substantial building and is directly up against the sidewalk (with a really tasty $5 Lamb w/Rice truck including a soda/water!). 2) If they cheap out on feet/floor. It is apartments after all, they may be looking at keeping the construction cost as low as possible. Anyone know what kind of apartments they will be on the luxury/cheap scale? Cheers, G. |
A bunch of renders here for 3601 Market:
http://www.phila.gov/CityPlanning/pr...%20Package.pdf The building will be 27 floors and 309 feet according to this link. |
it will really be around 309' - 373' above sea level, but street level is already 64' at the site.

[QUOTE=summersm343;6067727]A bunch of renders here for 3601 Market:
http://www.phila.gov/CityPlanning/pr...%20Package.pdf Has the neighborhood association approved this? They are complaining about the Drexel dorm that is only going to be down the block... |
^^ The context is a bit different. This falls directly on Market street and would be sandwiched into the existing Science Center development. The Drexel dorm is much closer to residential neighborhoods and while not far away, would feel a bit more abrupt. (Although, I am in favor of both projects - just trying to explain that the two sites have a very different context.)
