32-story downtown Denver office project moves forward

A proposed office project on 15th Street between Welton and California streets has taken a step forward with the signing of a ground lease that will allow developers to move ahead with the project.

Houston-based Patrinely Group and USAA Real Estate Co. formed a joint partnership to develop the land. Current designs call for the office building to stand 32 stories tall, with 21 floors of office space starting atop 10 floors of podium parking and three levels of underground parking.

“We are excited to announce the milestone of officially closing on the ground lease and are eager to move forward with design and development, said Robert Fields, president and CEO of Patrinely Group. “We think the timing of Block 162 is ideal, making this building a unique opportunity for larger users.”

Block 162 will need site plan approval, which the developer expects to occur in the second quarter of 2017, with construction beginning in early 2018.

Permit was applied for yesterday. Tower should start going up soon.

I love Denver, but this is lame. Denver deserves more than a short, fat box.

I agree that there's way too many boxy skyscrapers in Denver. At least it looks like a more modern (more or less a box) design than the many 1980's boxes, and the eyesore box known as 1800 Larimer (completed in 2010).

The tower looks fine.

But Denver needs to escape the disease that is parking podiums.

Lot was fenced off over the weekend and an excavator is pulling up the parking lot while a piling rig is working the perimeter. Looks like this might just be U/C.

When concrete for the actual structure is poured, then only it gets moved.

Really it's when foundation work starts, which could be as soon as placing rebar for a foundation or installing caissons (not sure how common that is in Denver). So once you post a picture of either/or (shorting piles don't count), just shoot a message to the mods and one of us will move to Under Construction.
