Architectural rendering firm AJSNY produced the short film, which illustrates an approximately 1,100-foot tower rising just to the south of the Empire State Building. The skyscraper’s block appears to be that bound by 28th and 29th Streets, and Broadway and 5th Avenue; conveniently enough, the apparent parcel is currently vacant, and is the site of one of the neighborhood’s largest remaining parking lots.
The Municipal Art Society’s Accidental Skyline map shows hundreds of thousands of square feet of unused air rights on the block, so the area is certainly ripe for a tower if enough development rights can be bought. Height is certainly something NoMad is becoming increasingly familiar with, and several notable projects are rising in the vicinity.

With the rich history of the area and its location within the rapidly changing NoMad district, FR-EE’s proposal for a new tower brings innovative architecture into the fabric of New York City, from the streetscape to the skyline.

The proposed tower is compressed at its center, places a conventional massing on the North of the site, and creates a public plaza on the South side. The manipulation and pinching of the form in the middle of the tower acts as a direct reflection of its program.

The lower levels are allocated to a hotel with a selection of curated upscale restaurants and shops, while the upper levels are reserved for residential one and two story apartments.

it's listed as a proposal, but I don't know if the project has a developer. 400,000 sqft, so likely >200m.

That second tower is awesome, that first one horrible.
